St. Johns County Is Booming. Here's What It Costs to Be Part of It.

St. Johns County has the growth story every market in Florida wishes it had. Top-rated schools, one of the highest household incomes in the state, and population growth that has been running hot for over a decade. People are not leaving. They keep coming.

That growth is why every tenant I talk to wants space there, and it's also why I have to give them the same honest talk. The entry fee went up.

Get Ready to Pay It

The prime corridors in St. Johns County are commanding base rents around $45 per square foot, with NNN charges running another $10 to $15 per square foot on top. Do that math: all-in occupancy costs can land near $55 to $60 per square foot per year before you open the doors.

If you want to be in this market, get ready to pay it. That is not me being harsh. That is what the growth costs. Landlords here know exactly what they have.

The National Brand Effect

National brands are moving in, and they change the math for everybody else. Trader Joe's is planned at Legends Landing near World Commerce Center, and when a grocer like that signs, the whole corridor gets re-priced.

Here's what most small tenants don't understand about the national brand effect: a landlord who just leased to a corporation with a guaranteed ten-year commitment gets used to that kind of tenant. Your local startup with a two-year horizon is suddenly competing against a credit-backed lease, and the landlord's flexibility on rate shrinks with every national signing. The anchors set the ceiling for everyone.

So What Do You Do?

If St. Johns County is where your customers are, you don't have to walk away. You have to shop smart:

  1. Take a smaller footprint. Cut 500 square feet off your wish list and your all-in rent drops accordingly. In this market, an efficient 1,200 square feet beats a stretched 2,000.

  2. Look at older centers. The Class A new construction carries the $45 rates. A well-maintained older center two minutes down the road can put you in front of the same customers for meaningfully less.

  3. Go deeper into St. Augustine instead of Ponte Vedra. Not necessarily the historic district, which carries its own premium, but the practical commercial corridors around it. Same county, same customer base, saner rent.

The Bottom Line

St. Johns County is worth the money for a lot of businesses. I work the whole Northeast Florida market and I will tell you when it is not worth it for yours. Growth like this rewards the tenants who plan their budget honestly and the landlords who position their property before the next anchor announces itself.

Frequently Asked Questions

How much does retail space cost in St. Johns County?

Prime corridors are seeing base rents around $45 per square foot with NNN charges of $10 to $15 per square foot on top, so all-in costs can approach $55 to $60 per square foot per year. Older centers and secondary corridors run lower.

Why are commercial rents so high in St. Johns County?

The county has been one of the fastest-growing in Florida for over a decade, with top-rated schools and high household incomes. National retailers keep entering the market, and corporate-guaranteed leases give landlords pricing power over everyone else.

Where can a small business find affordable space in St. Johns County?

Older shopping centers, smaller footprints, and the commercial corridors deeper into St. Augustine rather than Ponte Vedra typically offer the best value for the same customer base.

Is St. Johns County a good market for landlords and investors?

Population growth, strong demographics, and national brand demand all support rents. But success still depends on the specific property, its condition, and how it's positioned against the new construction competing for the same tenants.
